The useful middle ground
Not every damp patch needs extraction.
A cavity-wall problem rarely announces its cause. The most useful inspection joins the clues together: exposure, rainwater, cracking, humidity, cavity condition and the history of any insulation.
Look outsideGutters, pointing, render, openings and wind-driven rain.
Map the symptomTiming, weather, temperature and the affected rooms.
Inspect selectivelyRepresentative ties and cavity locations, with limitations recorded.
Inside the wall
One wall.
Several possible causes.
A cavity is not an empty line on a drawing. Insulation can meet ties, debris, trays, openings and moisture. That is why a credible recommendation explains the whole system.

A quick answer may be all you need.
For a property-specific concern, use the guided check and share the facts you already have.
Do I need to remove my cavity wall insulation?
Not automatically. Damp and cold spots have several possible causes. A competent inspection should identify the moisture route, wall condition and insulation condition before removal is recommended.
Does a horizontal crack mean my wall ties have failed?
It can be a warning sign, particularly on older cavity walls, but it is not proof. Other movement and lintel problems can create similar cracks.
Can you help if a lender has asked for a report?
Yes. Our wizard records the lender or surveyor wording, deadline and property details so the enquiry can be matched to an appropriate inspection specialist. The lender decides what report it will accept.
Is this service independent?
Our guidance is editorial and source-led. The matching service introduces homeowners to independent specialists and may receive a fee from a specialist if an enquiry becomes work. We disclose that relationship clearly.
